How to choose a window replacement company in Dallas

There are dozens of companies in the DFW area that will happily replace your windows. Some of them are excellent. Some of them will leave you with drafty installs, voided warranties, and no one answering the phone when you call back. Here is how to tell the difference before you hand over a deposit.

Check their licensing and insurance

Texas does not require a state-level license for window installers, which is part of the problem. Anyone with a truck and a caulk gun can call themselves a window contractor. That makes it your job to verify a few things:

**General liability insurance.** Ask for a current certificate of insurance. It should list at least $1 million in general liability coverage. If a worker drops a window and it damages your floor, or if a ladder falls against your car, this policy covers it. No insurance means you are on the hook.

**Workers' compensation.** If a crew member is injured on your property and the company does not carry workers' comp, you could face a liability claim. Texas does not require workers' comp, but reputable companies carry it anyway.

**City registration.** The City of Dallas requires contractors performing work over a certain dollar threshold to register with the city. Ask if they are registered. For projects in Highland Park, University Park, Plano, or Frisco, check with the respective municipality.

Get at least three written estimates

This is standard advice for a reason. Three estimates give you a sense of the market and make it obvious when one bid is way out of line, either too high or suspiciously low.

A good estimate should include:

The exact window brand, model, and product line. "Vinyl double-hung" is not specific enough. You want "Milgard Trinsic Series vinyl double-hung, 36x60, dual-pane Low-E with argon fill" or similar detail. If the estimate just says "vinyl window" without a brand or model, that is a red flag.

Per-window pricing broken out from labor. You should be able to see what you are paying for the window itself and what you are paying for installation. Bundled pricing makes it harder to compare bids.

A clear scope of work. Does the price include removing and disposing of the old windows? Interior and exterior trim? Insulation and flashing of the rough opening? Cleanup? Some low bids exclude these items and then charge extra once the work starts.

Warranty terms. What does the company warrant on their workmanship, and for how long? What does the manufacturer warrant on the product? Get it in writing before you sign anything.

Ask about their installation crew

This one separates the professionals from the middlemen. Some window companies in Dallas are essentially sales operations. They sell the job, subcontract the installation to whoever is available that week, and move on. The quality of your installation depends entirely on who actually shows up at your house.

Questions worth asking:

Are your installers employees or subcontractors? Companies that employ their own crews have more control over quality and training. Subcontracted labor is not automatically bad, but the quality is less predictable.

How long has your typical installer been with your company? High turnover is a warning sign. A crew that has been together for years knows each other's work and catches problems that a pickup crew might miss.

Will the same crew that starts my project finish it? For multi-day projects, you want continuity. A different crew on day two may not know what the first crew did inside the wall.

Watch for these red flags

**Door-to-door sales after a storm.** Storm chasers flood Dallas neighborhoods after every major hail event. They knock on doors, point at damage (sometimes real, sometimes exaggerated), and pressure you into signing a contract on the spot. **"Today only" pricing.** Any contractor who says the price goes up if you do not sign today is using a high-pressure sales tactic. A real estimate is valid for at least 30 days. Walk away from anyone who creates artificial urgency.

**No physical address.** Google them. Look for a real office or warehouse address, not just a PO box or a "serving the Dallas area" listing with no location. Companies that cannot be found have a reason for it.

**Extremely low bids.** If one estimate is 40% below the others, something is wrong. Either the windows are lower quality, the installation scope is incomplete, or the company is cutting corners you will not see until the first cold front.

**No references or reviews.** A company that has been installing windows in Dallas for any length of time should have Google reviews, BBB listing, and past customers willing to vouch for them. If they cannot provide references, they are either brand new or have burned through their reputation.

**Requiring full payment upfront.** A reasonable payment structure is a deposit (10-30%) at signing, with the balance due on completion. Any company asking for 50% or more upfront is a risk. If they go out of business before finishing the job, your money goes with them.

Look at their past work

Ask to see photos of completed projects, especially projects similar to yours. If you have a 1970s ranch in Richardson with aluminum-frame windows, you want to see that they have done that exact type of replacement before. If you have a historic home in Lakewood or Swiss Avenue, you need a company experienced with historic district requirements and the Landmark Commission process.

Better yet, ask if you can drive by a recent project or talk to a recent customer. Any company confident in their work will say yes.
